Buy A Business With This “Controversial” Tactic… And Keep Your Health, Hair And Peace Of Mind

Filed under: Economy — admin @ 9:23 pm

One of the more “controversial” tactics for buying businesses I teach people is that when you buy a business, the last thing you should be doing is hanging around there and getting in everyone’s way.

And when I say this, it almost always begs the question of, “Okay, then what kind of involvement should you have?”

My answer: It depends.

Here’s what going to happen: If you don’t have any management skills, the investors (and all of this is assuming you are using investor financing) are going to dictate a lot of what happens at the beginning. Reason why is simple: it’s their money on the line…and not yours. So you just have to accept that. (If this bothers you, you can pout all the way to the bank, I guess).

If you do happen to have good management experience and are going to be able to run things at first — and again, it doesn’t mean you’re going to be running this thing on a day-to-day basis…you can and should still be an “absentee” owner — you may have a little more say in this part, but again, you want to leave the management in anyway. Trust me, you don’t want to get stuck in this thing of being there every day. That’s crazy.

So as you can see, either way you cut it, you shouldn’t really be in the picture. I know it sounds opposite of what they teach in business school, but I’ve been doing this for 50 plus years and the only reason why I’ve been able to last this long with my health intact and most of my hair still on my head is because I don’t try to run everything. I leave it to the people who are already taking care of the business. And you should seriously consider doing the same thing.

Arthur B. Hamel has bought over 200 businesses in the past 50 years, and is a well-known author, consultant, investor, business owner, and dynamic lecturer who has shared the stage with such business greats as Robert Allen of “No Money Down” fame. For the past 20 years Art has taught thousands of people around the world — even so-called “little guys” with no formal education or money — how to quickly and easily buy large, multi-million dollar businesses with no credit, banks or prior business experience. He has recently decided to share his unique business-buying secrets and tactics free of charge at: http://arthurhamel.com

Spiritual Surrender: Living a Peace Filled Life

Filed under: Economy — admin @ 7:41 am

Are you at a crossroad in your life where you want the after to be better than the before? Do you feel as though your life is not on “purpose”? Are you scared of what the future may hold for you or angry at what has happened in the past? If any of these themes ring true for you, than I would ask you to let go, and surrender.

I am often asked what the term Spiritual Surrender means. To me it is about living each moment as it comes and not worrying about what has taken place in the past or what may happen in the future. It is about being certain that each moment of your life is being lived exactly as it is supposed to be to learn the lessons you were brought here to learn. My belief about surrender is based on metaphysical law. I believe that we create our destiny through our thought process. If I am in the state of surrender than my truest thoughts are always, “Thy will be done”.

I came to this place of surrender the hard way. I was an incessant worrier who grew up in a household that was riddled with fear. My dad was an independent insurance agent and everything in life revolved around how it could hurt us and what we could do to stop this from happening. Safety was a BIG issue in our family and because of this, I never felt safe. I developed both depression and panic as a young child and it has only been through a continued practice of complete surrender to the moment that I have been able to overcome this. It is a daily practice as you will soon find out.

The breaking point for me came when my son joined the military days before 9/11 and I was faced with his deployment to war. Just to make my point here, my son just called me as I was writing this article to ask me the name of the cemetery in our town. He is filling out some form for the army and it asks where and how he would like to be buried. Not exactly what I wanted to talk about today!

It is so funny how Spirit works and I just have to get a giggle right now.

Spirit: “So you want to write an article about Surrender?’

Me: “Yes I do?”

Spirit: “Do you really think you have mastered this enough to write about it?”

Me: “Yes I do.”

Spirit: “OK”

Phone rings: I notice the caller ID is my sons

Me: “Hey son, what is going on?”

Son: “Could you tell me the name of the cemetery in town?”

Me: “Why?”

Son: “I am filling out some forms for the army on how I want to be buried.”

Me: (gulp) “Are you kidding?”

Son: “No, and would you like to pick out my casket or have the army do it?”

Me: “Tell the army I will take care of all arrangements.”

Son: “OK, bye.”

Me: “Bye” (deep breath)

The fear of losing a child, my deepest fear, has just reared its ugly head. But I get this lesson and I have mastered it. I will not go into the fear but instead I sit back and find the place within myself that knows God is in complete charge and watching over both me and my son. All is well and I have nothing to fear. I am practicing what I preach in this moment, in the now, I am surrendering this conversation to God. What I desire for my son and surrender to God, is his perfect heath and safety today, tomorrow and always. I envision him alive and living out his life happily.

If you can live each moment as it comes and not worry or fear what might happen in the future, then you can be at peace. If you can look over all of your life up to this point and believe that it has all happened for a reason and was perfect. You can be at peace. What good does it do to rehash your past and all the negative things that may have befallen you? This just keeps you prisoner to that same past and you can never move into the bright future that God would have for you. If you are able to live this moment and then the next, accepting all that may come as perfect, then you can be at peace. This is surrender.

You can get closer to the state of surrender by following these steps:

1) Every time you think something negative or are in fear, reverse your thought to encompass something positive about the situation. Find a positive perspective to what is going on. There is always something good that is taking place and it is your job to find it.

2) Believe in a positive outcome. When the “world” tells you something is impossible. Don’t believe them. Believe all is possible and feel your desired outcome all the way down to your bones. You must believe with all your heart. Ask others to believe with you.

3) Intend for the outcome you want, not the outcome you fear. Don’t even let a minute of your thought process be on anything other than the intention for the perfect outcome. Intend for the impossible. Intend for the miracle. Intend for peace of mind. Intend to feel the presence of God.

4) Surrender…Let Go…have no attachment to the how, why, where or when. Just believe. Hold your thoughts on the positive. Hold your belief in the positive. Place your intention on the positive. Surrender.

I bless you on your journey.

A Quick Tip for Delivering a Great Speech

Filed under: Economy — admin @ 1:54 am

Does speaking in public leave you tongue-tied? Do you stumble over your words? Do you want to learn how to speak more eloquently in front of a crowed?

Here’s a simple tip for getting started: Talk about something that you’re passionate about.

Have you ever noticed how people sound more eloquent when they’re talking about something that’s dear to their heart? They speak more fluidly, and they’re less likely to grasp for the right words. They also speak with more confidence, emotion and conviction. And why not? They’ve probably delivered great orations to themselves many times before, in the privacy of their own minds.

Speak about what matters to you. Speak about what’s dear to your heart.

Of course, this isn’t a magic formula for becoming a great speaker. That sort of thing must come with experience. However, if you start out by speaking about things for which you feel passion, that can help you refine your technique and develop confidence.

As with most skills, the secret is to practice, practice and practice. If you speak from the heart, then practicing becomes easier and more effectiveand a lot more enjoyable to boot.

A Minute of Deliberate Attraction is better than None.

Filed under: Economy — admin @ 5:21 am

Before I explain why a minute of Deliberate Attraction is better than none, I’d like to begin by giving a definition of The Law of Attraction.
Definition of the Law of Attraction: I attract to myself, whatever I give my focus, attention, or energy to; whether wanted or unwanted.
It is important to understand that The Law of Attraction operates in every moment. Right now, in this very moment, each of us is offering a vibration and The Law of Attraction is matching that vibration and giving us more of it; whether or not we are offering that vibration deliberately or non-deliberately. As the definition says, whether wanted or unwanted, we attract more of whatever vibration we offer in every moment. When it comes to our vibration, whether or not they are deliberately offered, or non-deliberately offered, and whether or not our vibration attracts to us something we want or don’t want, The Law of Attraction is still paying attention and operating in exactly the same way—in EVERY moment.
Ideally, we will want to become more deliberate offer-ers about the vibrations we offer. When we become deliberate about what we give our focus, attention, and energy to, we are practicing Deliberate Attraction! Here is an easy 4-stage cycle to help you understand why Deliberate Attraction is an important skill to practice.
Stage #1: You observe what you are attracting in any moment of your life.
Stage #2: While observing what you are attracting, you are offering a corresponding vibration.
Stage #3: Whether offered deliberately or non-deliberately, in every moment, The Law of Attraction is checking in with your vibration.
Stage #4: The Law of Attraction then gives you more of whatever you are offering vibrationally.
This 4-stage cycle keeps repeating itself over, and over and over again. This is how you manifest more of whatever you give your focus, attention, or energy to.
Notice the word ‘attention’ in our definition of The Law of Attraction. The more Deliberate Attention you give to something you desire, the more quickly it will manifest in your life. Imagine spending one minute deliberately placing your focus, attention, and energy on the way you want something to be in your life. You are filling that minute with deliberately offered vibrations. Your vibrations are summoning the energy of The Law of Attraction to start unfolding whatever you just gave your attention to.
Now that you understand, more clearly, the significance of being a deliberate offer-er of your vibration, isn’t one minute of deliberate attraction better than none? Remember, when you give attention to what you Do want, you are including it in your current vibration. And, when you give attention to what you DON’T want, you are including it in your current vibration. The Law of Attraction doesn’t make any distinctions between the two.
In closing, in every moment, including this moment RIGHT NOW, RIGHT NOW, RIGHT NOW, you are including both what you want and don’t want in your vibration. Practice becoming more deliberate in your vibration and you will manifest your desires more quickly. That’s what Deliberate Attraction is all about.

Michael Losier, a Law of Attraction Trainer and author, supports people in understanding and practicing the Art of Deliberate Attraction, so they can have more of what they want and less of what they don’t. Michael has been applying the principles of Law of Attraction for many years and enjoys a wonderful and rewarding life in the city of Victoria, BC, Canada. He facilitates a number of in-person Law of Attraction seminars as well as Teleseminars to a worldwide audience.

Try Reducing the CO2 of your Trip by Going by Rail

Filed under: Your Finance Resources — admin @ 1:43 pm

Trains are something that British folk view as very effortless and quick to travel on, there’s no fuss checking in, having to wait to get your luggage and going through long security checks when you are trying to get to France. It is simply lovely. So you just go to the station, go to your platform and then you are travelling.

Trains are also quite co2 friendly kinds of public transport. This is because trains will often take great amounts of customers at any one time. By transporting so many folk compared to the vast number of cars it would use to transport them all, the carbon footprint is significantly less as a whole. Public transport is breathtaking compared to cars.

It is always going to be required to progress from this country to the next by whichever means are achievable and if this means using a train because it has a decreased fuel emission than a plane, then this is a great decision to make, some may say its a brilliant choice. So it is achievable to have a vacation by train and continue to be be carbon footprint friendly. At the moment it is possible to go by public transportation to the majority of cities in the world including Munich.

So if you want to keep your co2 footprint to a minimum, there’s no contest, going by train is spectacular compared to by car. Travelling by rail is a relatively eco-friendly means of transport, and it is very uncomplicated to stay safe on a public train if rail travellers use common sense. The next time you want to go on holiday, see if you will use public transport or another type of transportation to decrease and cut down on fuel emissions. Lots of fact finding has found that jetting between Edinburgh, Paris and Belgium creates over 11 times more fuel emissions than going by public transportation, assuredly this is reason enough to travel by public transportation, when customers can.

Using the train for sightseeing trips is a lovely way to lower your carbon emissions, and train travellers may wish to bring that same smart thinking towards your morning and evening commute to work establishment. Although transporting by rail has became more attractive in the last three years, there is however a big percentage of people that take their car into work. Self Esteem Improvement; Start Now Before It Is Too Late… Or Else!

Filed under: Economy — admin @ 7:51 pm

Be determined to improve your self esteem and you are on your way to great achievement.

Do not let a low self esteem ruin your life. The way you think about yourself determines how you interact with others.

What are some examples of low esteem aspects in you mind that you need improvement on?

1. Nothing you do seems to go right
2. You believe that most people do not like you.
3. You believe that you are not attractive.
4. You choose something and it turns out to be the worst one.
5. You are afraid to converse with others for fear that what you say might not make sense.
6. You feel swallowed up in a whirlpool of frustration.
What’s wrong with you? Your thoughts, actually.

Stop thinking that the world is closing in on you. Get determined to achieve what you desire. Stop blaming other people for your misfortunes. The world is not your problem, you are your own problem.

From this moment on, begin the process of self esteem improvement. Think the right way and be determined to win, and win you will. Just remember that success never comes easily and that is why determination is its counterpart.

Oftentimes, one gets to the brink of success and with just a little disappointment or setback, they lose heart and give up too easily and too soon. A surefire candidate to low self esteem improvement. Who knows what great things might have been achieved if only they had persevered.

Without a high self esteem, your life could be rather boring. Change your thinking and begin to see yourself on top of the world. Make a very special effort to be what you really want to be.

You have to seriously decide either to remain in a miserable state of low self esteem, or acquire self esteem improvement and develop a high self esteem with good character and self image.
The origin of low self esteem.

A low self esteem could begin way back in childhood when children are made to believe that they are worthless. Their self confidence is eroded and they succumb to the idea that they can never achieve success in anything that they do. They were picked on, laughed at, pushed around, called ugly names, and treated with disdain. No wonder they grew up to be full of resentment.

If that was your experience, it is time you cut yourself loose from that mindset and do self esteem improvement. Start reading about the life of successful persons and you will soon discover that many of them had such low self esteem that they could not even complete an elementary education.

Many decided to override their low self esteem and improve their attitude, whatever it took. They became some of the greatest men and women that ever lived.

Low self esteem has never helped anyone else and it sure will not help you. It can only drive you into depression, anger, grudge, fear and all the other evils that it generates.

Re-program your thinking and control your state of mind. You must believe that you are worth much more than you think or you will remain at the foot of the ladder and never make an attempt to climb it.

Do not waste your life away with feelings of inadequacies. Instead, think of ways to go about self esteem improvement. Success is yours, just reach out and grasp it.

Buy new real estate with bkr loan, 213802 euro is not an issue

Filed under: Cash + Credit + More, Online Loans, Your Finance Resources — admin @ 1:21 am

Many of these fees are fixed but some can be negotiated.<P> Some will quote you precise, competitive rates 11 percent. Both banks and brokers have their strengths and weaknesses. While a mortgage in itself is not a debt, it is evidence of a debt of 10 percent. Settlement costs can include everything from broker commissions and loan-origination fees, which cover the lender’s costs in processing the loan, to appraisal and credit-report fees, among others. Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 9 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.<P> Depending on your situation, that may make a bank loan more appealing than a mortgage processed by a broker.<P> And of course, each loan and each borrower are different. Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 4 percent. Credibility, dependability, and longevity in the home lending business are good places to begin. But others will claim low rates to bring in customers or tell you that the rates 5 percent offered by competitors will change.<P> So how do you find a lender or broker you can trust’ Different lenders charge different fees. See which lenders are charging fees 5 percent and for how much. See mortgage loan for residential mortgage lending, and commercial mortgage for lending against commercial property. Van Spijkenisse tot Sint-Michielsgestel, financieren met en BKR codering is altijd mogelijk.<P> Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. In other words, the mortgage is a security for the loan that the lender makes to the borrower. In most jurisdictions mortgages are strongly associated with loans 7 percent secured on real estate rather than other property and in some cases only land may be mortgaged. Although most mortgage experts say that rates 6 percent are pretty much the same wherever you go, give or take this tiny 8 percentage. Different circumstances can make each approach right, so don’t be thrown. To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering.

5 Steps to Systematic Thinking

Filed under: Economy — admin @ 12:07 pm

Systematic thinking is a way of life for those who excel in their lives and professions. Regardless of their independent professions with subtle differences, they all think very much alike.

Although a discussion about systematic thinking is very much relevant to our discussion, we will focus on how everyone can cultivate the habit of thinking systematically. But first, a brief synopsis on the steps of systematic thinking is in order.

Steps In Systematic Thinking

Very briefly, here are the steps in systematic thinking:

1. Identify and analyze the problem before jumping into action

2. Formulate multiple options

3. Define and establish a selection criteria

4. Be bold and make a final decision

Since the objective of this article is to help develop systematic thinking, the following 5 steps are focused on it.

5 Steps To Systematic Thinking

Thinking systematically is a never-ending process and it can begin at any age. But starting early is all the more better for obvious reasons.

1. Set The Bar High: With each hurdle crossed you can begin to think in small steps in order to pave the way to your bigger goal.

2. Give Thought Its Due Time: Short thoughts may generate wonderful solutions, but not always. With business and life problems getting more and more complex as you move further down the road, looking for the quick way out can be a grave mistake. Hard, long thinking about problems can open avenues to helpful information.

3. Defy The Myths: Complex problems sometimes call for radical thinking. Dare to defy the myths. Galileo uprooted the natural belief that earth was not round. Going around the earth wouldn’t have revealed to Galileo that the earth is round. Instead, he chose to think in radical ways. Throughout history, those who have failed to challenge the status quo have often been proven wrong.

4. Channelize Your Thoughts: Documenting and recording your thoughts helps to put things in perspective and saves them for future examination. Many ideas and thoughts cross everyone’s mind every day. Even the impractical thoughts deserve to be examined before discarding them. Thomas Edison took several years to develop that light bulb, trying out various options – but he never forgot to record each one of his steps, including failures, which ultimately prevented him from duplicating his efforts.

5. Work Within A Time Frame: Give yourself a specific timeframe within to solve a specific problem. Otherwise, you may never come to the end.

Systematic thinking allows you to solve problems by coming to practical, workable solutions, whether in business or in life. Following the above steps will give you the tools you need for your thinking and problem solving to be more efficient and effective.

Merchandise Delivery Time & Federal Law

Filed under: Economy — admin @ 9:26 pm

    I. BACKGOUND

The federal Mail or Telephone Order Rule spells out the ground rules for making promises about shipments, notifying consumers about unexpected delays, and refunding consumers’ money.

Enforced by the U.S. Federal Trade Commission, the Rule applies to orders placed by phone, fax or the Internet. Compliance with the Rule can have bottom line benefits for your company, because satisfied customers are repeat customers.

    II. REQUIREMENTS

You must have a reasonable basis for stating that a product can be shipped within a certain time.

If your advertising doesn’t clearly and prominently state the shipment period, you must have a reasonable basis for believing that you can ship within 30 days.

If you can’t ship within the promised time (or within 30 days if you made no promise), you must notify the customer of the delay, provide a revised shipment date and explain his right to cancel and get a full and prompt refund.

For definite delays of up to 30 days, you may treat the customer’s silence as agreeing to the delay, but for longer or indefinite delays – and second and subsequent delays – you must get the customer’s written, electronic or verbal consent to the delay.

If the customer doesn’t give you his okay, you must promptly refund all the money the customer paid you without being asked by the customer.

Finally, you have the right to cancel orders that you can’t fill in a timely manner, but you must promptly notify the customer of your decision and make a prompt refund.

    III. UNEXPECTED DEMAND

You can change your shipment promises up to the point the consumer places the order, if you reasonably believe that you can ship by the new date.

The updated information overrides previous promises and reduces your need to send delay notices.

Be sure to tell your customer the new shipment date before you take the order.

You must provide a delay option notice if you can’t ship within the originally promised time.

The Rule lets you use a variety of ways to provide the notice, including e-mail, fax or phone.

It’s a good idea to keep a record of what your notice states, when you provide it, and the customer’s response.
